What does a property manager do?

In the US, property managers work for apartment communities, commercial office and retail owners, management companies and community associations. Most work full time in an office but spend part of the day on site, and may respond to emergencies out of hours or attend evening meetings with residents or board members (BLS). A property manager resume should give portfolio size (units or square feet), budget, collections and occupancy results.

Property Manager duties to put on a resume

  • Meet prospective tenants or owners and show them properties.
  • Collect monthly rent, fees and assessments and track what is overdue.
  • Inspect buildings, grounds and equipment routinely to decide what needs repair or maintenance.
  • Plan and coordinate maintenance, major repairs and improvement projects, and arrange new equipment as needed.
  • Solicit and compare bids from contractors for repairs and maintenance.
  • Prepare budgets and financial reports for the property.
  • Act as the link between tenants, on-site staff and owners, and respond to emergencies.
  • Direct and review the work of staff and contract personnel.

Best resume format for a property manager

  • Lead with portfolio size: units, square feet, tenants and budget.
  • Give collections, occupancy, response time and cost results.
  • Mention evening meetings or on-call emergency response if you have done them; the job often includes both (BLS).

The section order and what goes in each are on the how to write a resume guide; the resume format guide covers every format by type and country.

What are good property manager resume bullet points?

Bullets that start with a verb and end with a result: collections raised, work orders closed in time, budget kept to plan, contracts saved. Use units, square feet and dollars so the size of the job is clear.

Is an assistant property manager resume different?

Yes. It shows support work: showings, collections, work orders, vendor follow-up and reports, rather than owning the budget. Name the portfolio you supported and the results you owned inside it.

Where can I find a sample property manager resume?

The three samples above are property manager resume examples for an assistant, a commercial office manager and a portfolio manager. Use the one closest to your level as a guide, then replace every figure with your own.

Do property managers need a license?

It depends on the state. BLS says property, real estate and community association managers may need a license issued by the state where they work. Check your state board and the job posting, and list a license only if you hold it.

What does a property management resume show at each level?

A property management resume shows units, occupancy and rent collection. At assistant level it shows leasing tasks, work orders and resident communication. At manager level it adds budget, vendor contracts, staff and delinquency numbers. Lead with the unit count and turnover time, and name the software you used.
